Water damage usually has two phases
Most water damage jobs move through emergency mitigation and then repair or reconstruction. Mitigation helps stop the loss from getting worse. Repair is the construction work that puts the home back together.
Emergency mitigation is not the finished repair
Mitigation may include extraction, moisture readings, thermal imaging, opening wet materials, drying equipment, demolition, packout, and documentation. The goal is to control the damage and create a record of what was affected.
Repair and reconstruction are the construction phase
After mitigation, the home may still need drywall, texture, paint, flooring, baseboards, cabinet work, plumbing fixture reset, bathroom repair, kitchen repair, subfloor repair, or finish reconstruction.
Ask whether the estimate includes both phases
The first estimate after a water loss may not include every repair item. Ask whether the estimate is for mitigation only, repair only, or both. That question can prevent confusion before materials are ordered and work begins.
